About
Hi, I'm Yuriy Blat.
I'm a real estate investor and operator focused on multifamily properties across resilient U.S. markets. My work sits at the intersection of acquisitions, underwriting, and hands-on asset management — the unglamorous discipline that actually builds wealth.
I started in single-family rentals, learned the trade one door at a time, and moved into small and mid-sized multifamily as the math and the moats got stronger. Today I focus on value-add repositioning: buying well, operating better, and holding for the long compounding curve.
Beyond my own portfolio, I write and teach about real estate investing because most of the education out there is either hype or theory. My goal is practical, numbers-first content for people who want to build wealth without gambling.
What I believe
Boring beats brilliant.
Consistent cash flow and modest leverage compound far better than clever bets on appreciation.
Underwriting is destiny.
Deals are made or lost on the spreadsheet before a single unit is turned. Stress-test everything.
Operators eat first.
Real estate returns come from operations — leasing, collections, capex, expense control. Own the details.
Time in market > timing the market.
Hold periods measured in decades, not quarters. Cash flow buys the time, time builds the wealth.
